The North Causeway is one of two access points for Paw- leys Island. Many local officials oppose any expanded commercial zoning on it.
Three Island Girls, LLC, is once again asking the Georgetown County Planning Commission to allow it to rezone a lot on the North Causeway from residential to commercial.
The company brought the same request before the commission two years ago but withdrew it.
The .6-acre lot is 130 feet west of Rising Sun Avenue next to the Chive Blossom restaurant.
“Nobody wants to live next to a restaurant, it’s unbuildable,” said Cathey Furr, who owns the lot with her mother and her sister-in-law. “One side is commercial.”
Opposition to the plan was strong two years ago and it has not waned.
Pawleys Island Town Council passed a resolution Monday night opposing the rezoning request.
“We can’t understand why another application is being made,” said Pawleys Island Mayor Bill Otis. “The extension of commercial zoning down either Causeway is a slippery slope.”
The boards of the Waccamaw Neck Property Owners Association and Pawleys Island Civic Association have both sent letters to the Planning Commission opposing the rezoning.
“We felt like it would be setting a precedent,” said Linwood Altman, president of the Civic Association. “That is the beginning of the residential area on the Causeway. If you rezone that one the next would request it and right on down the line.”
Altman is the founder of Pawleys Island Realty, which has its offices across the North Causeway from the Chive Blossom.
The Property Owners Association said “the proposed change is not consistent with the county’s land use plan adopted in 2007.”
“I don’t know what the [opponents’] motivation is,” said Furr. “All we have is one little lot on the North Causeway adjacent to a restaurant. I don’t know what the big deal is.”
Furr doesn’t agree with the argument that Pawleys Island is mostly residential since “hundreds of beach houses are rented every day.”
“It would be the commercialization of the Causeway right on down to the town line, which is the creek,” Altman said.
Furr and her family owned Pawleys Island Supplies for 28 years. She thinks residents have bigger issues to worry about.
“It’s not big enough to put a Walmart on it, if you want to worry about something, worry about that.”
The Planning Commission meets on Thursday at 5:30 p.m. in Georgetown County Council chambers in the Old Courthouse on Screven Street.
